Services Provided

Listing Prep and Management:

  • Create a new listing transaction

  • Draft, execute, and upload all required listing paperwork

  • Create new listing in MLS, add basic property information, upload photos and documents

  • Set up listing and showing instructions in Aligned showings

  • Schedule listing photos, sign/post installation, and lockbox installation (optional)

  • Execution of any potential counter offers

  • Status change in MLS

  • Submission of all required documents for broker compliance

Contract to Close:​

   Upon receipt of a signed contract and all addenda and other pertinent documents I will:

  • Open and create a transaction file on your behalf and handle all documents securely.

  • Review purchase agreement, any counter offers, and all addendums to ensure everything is fully executed with all required dates, initials, signatures, and that the broker information is completed.

  • Open escrow and send an introductory email with a timeline of deadlines, a copy of the executed contract, and all addenda, to appropriate parties.

  • Verify receipt of earnest money deposit and ensure all parties receive copies

  • Ensure seller disclosures are provided within contract timelines, sent out for signatures as necessary, and uploaded once they are received.

  • Prepare and submit all disclosures, including state and broker specific forms.

  • Draft new documents throughout the transaction, as needed.

  • Submit all required contract documents, forms, and addenda for broker compliance.

  • MLS data input/status change as needed.

  • Maintain ongoing communication with you and your clients regarding status updates and outstanding items.

  • Maintain weekly communication with the title company, lender, and cooperating agent throughout the transaction.

  • Monitor contract deadlines and notify appropriate parties as necessary

  • Update deadlines as appropriate, due to any changes in the contract.

  • Order HOA documents, if necessary, and share them with the appropriate parties

  • Request Solar documentation and execute solar addendum as necessary

  • Order home warranty, per contract, if needed.

  • Schedule any necessary appointments (home inspection, termite inspection, septic inspection, sewer scope, etc) that you would like me to, ensuring they are completed within the required time frame and that all parties receive any reports they may need to review.

  • Follow up on repairs and receipts following inspection, if needed.

  • Monitor buyer’s loan status with the lender and request a weekly LSU.

  • Monitor appraisal timeline and completion with the lender.

  • Confirm escrow receives a copy of the home warranty invoice (if applicable) and commission instructions.

  • Verify a final walk through is scheduled for your clients before closing

  • Provide utility info to the buyer or buyer’s agent as appropriate and remind all parties to schedule the transfer of utilities, effective the day of closing.

  • Confirm signing appointments have been scheduled for all parties

  • Ensure you have submitted a complete and compliant file to the broker upon closing
